A complete renovation of a 1980s apartment with 1,080 sq. ft. located a few blocks from Lincoln Road in Miami Beach, FL presented challenges that were tackled in the best manner to take advantage of as much square footage as possible. The Pennsylvania-native clients hired our team to assist them with the complete interior renovation of a run-down 1980's apartment, including new bathrooms, new kitchen, and new flooring throughout. This 1,080 sq.ft. condo located a few blocks from Lincoln Road in Miami Beach, Florida presented challenges that were tackled in the best manner to take advantage of as much square footage as possible.
We encountered an existing split kitchen layout due to an awkwardly-placed electrical panel that was reducing the potential of storage space in the open kitchen.
In addition, the existing layout of the master closet space was not being utilized to its full advantage.
With clients who enjoy cooking and entertaining guests frequently, and who would use this space as their home-away-from-home, a large kitchen and plenty of storage and closet space was an important factor.
We chose to maximize the open-kitchen layout and storage space by relocating the electrical panel, while steering away from dealing with any major headaches with the City or condo building. We compromised with the code requirements and were able to switch the existing electrical panel as a junction box, which allowed us to conceal the wall area with continuous kitchen cabinetry, and relocate the panel to the other side of the kitchen wall, facing the hallway where it could easily be hidden with an art piece.
For the master closet area, we designed a functional space layout where we could utilize the maximum amount of area and create a his-and-hers closet that leads you seamlessly into the master bathroom, without compromising any square footage to the bedroom or bathroom.
We were able to complete this full unit in four short months, accommodating to the clients' requests of moving their custom-made furniture in from out-of-state on schedule, and begin receiving guests shortly after their move-in date.
